Buildium

Buildium (now backed by the massive RealPage conglomerate) is a fiercely aggressive, highly intuitive platform that acts as the direct, blood-feud rival to AppFolio. It specifically targets the "Growth-Minded" property management company—the agency that currently manages 10 HOAs but is aggressively trying to scale to 50 HOAs. Buildium provides the operational leverage to handle that massive growth without hiring 20 new accountants. Its signature feature is "Violations Tracking and Escalation." Managing HOAs involves terrifying amounts of conflict. If a homeowner leaves their trash cans out for 3 days, a neighbor complains. The property manager drives by, takes a photo with the Buildium mobile app, and logs the violation. Buildium's engine automatically generates the formal warning letter, physically mails it via an integrated print-house, and mathematically tracks the 14-day cure period. It heavily dominates "Open API Flexibility." While AppFolio is a somewhat closed ecosystem, Buildium is famous for playing nicely with others. If a massive HOA wants to use Buildium for accounting, but wants to use a highly specific, third-party software for the community security gate, Buildium's API allows the two systems to sync flawlessly, providing massive technological flexibility for complex communities.
